Orchard House offers serious sellers the opportunity to market their property on our Web Site and make substantial savings with very little outlay and no risk.

When I sold my house within a week, I honestly began to wonder why I had agreed to pay such a high fee for such little effort on the part of the Estate Agent. It is this feeling of having paid over the odds, that has led us to provide sellers with a service, which they feel is not just affordable but also just. Remember, a good house will sell itself so why pay an Estate Agent to do it for you!

We are not another Estate Agency as you are accustomed to; we do not charge a negotiable percentage like your typical High Street Estate Agency. An Estate Agent will charge you at least 1% of the sale fee, regardless of the price of your property. So if you are selling a small flat for £100,000, you would pay a minimum of £1000 plus VAT; on the other hand, if you were selling a larger house for £500,000, the least an agent would charge you is £5000 plus VAT which is a staggering £5,875.00 for selling your property.

Our fees are straightforward, open, honest and above all very fair. We charge an initial fee of £100 to register you property. This will buy you the following services:

1. Initial site survey, taking digital photos.
2. Inclusion of property for sale on our Web Site, with map & colour photos.
3. The placing of a board, directing buyers to view details of your property on the Web.
4. Taking calls and arranging any viewings and providing feedback.

Once a sale is agreed, we would ask for a further £500.00 flat fee, which goes towards administration, advertising and marketing our service as well as maintaining a presence in the local news papers and a small profit which is shared amongst our team!

As we do not charge extortionate fees, we are currently trading below the VAT threshold and as such you are able to take advantage of the fact that we do not charge VAT which again is a huge saving to you as a consumer.
